When corporate housing beats a hotel

The maths turns somewhere around the second week. A downtown Toronto hotel room that is acceptable for a two-night trip becomes expensive and slightly demoralising by night fifteen: no kitchen, so every meal is bought; no laundry, so either the hotel charges by the shirt or your traveller finds a laundromat; and a desk that is really a bedside table.

A furnished suite changes the shape of the cost. One monthly figure covers rent, utilities, wifi and cleaning. Meals move from restaurants to a real kitchen. Laundry stops being a line item. For a stay of a month or more, the all-in monthly rate on a Norvale one bedroom typically lands well below the same period in a comparable hotel once you add the incidentals a hotel does not include — and your traveller gets a bedroom with a door on it.

The other difference is less easy to put on a spreadsheet. Somebody on a twelve-week assignment is not travelling; they are living somewhere temporarily. People on long assignments who are housed properly complain less, stay longer and are markedly easier to redeploy.

How billing works

Once an account is open we invoice the company directly, one invoice per suite per month, on net 30 terms. Purchase order numbers, cost centres and project codes carry through onto the invoice. If your accounts payable team needs a specific format, tell us at account setup rather than at the first invoice — it is a five-minute change then and a three-week chase later.

For a first booking, or a single short stay, we will normally take a credit card and a deposit rather than opening terms. Multi-suite bookings and repeat accounts move to invoicing quickly.

Rates are quoted all-in and monthly. We do not add a cleaning fee, a linen fee, a service fee or a booking fee after the quote. If something genuinely is extra — parking, an additional clean, an airport transfer — it appears as its own line and you agreed to it first.

Stay lengths and minimum terms

The minimum stay is 28 nights. Beyond that, rates step down as the commitment lengthens: a stay past 90 nights prices below a monthly one, and past 180 nights lower again. Those tiers are published on every suite page rather than held back for negotiation.

Most corporate stays with us run between six weeks and six months. Project teams tend to book several suites in the same building, which is worth flagging early — it is easier to hold three suites in one building than to assemble them a fortnight out.

Where we are

Two buildings, both properly connected to downtown. The Wellesley at Wellesley and Church is a three-minute walk from Line 1 and walkable to hospital row, Toronto Metropolitan University and the north end of the Financial District. Oriole Apartments in Deer Park sits in quiet midtown, about twelve minutes from Bloor-Yonge, and prices meaningfully below the equivalent suite downtown.

If your team needs a specific location we do not cover, say so. We would rather refer you than place someone somewhere that does not work.

Common questions

Billing, extensions and changes

What is the minimum stay?

28 nights. It is a firm floor, not a starting position for negotiation. Toronto's short-term rental registration regime applies to stays under 28 nights and we operate deliberately outside it, which is also what allows us to offer monthly rates rather than nightly ones.

Can we extend a stay part-way through?

Usually yes, and the earlier you ask the more likely it is. Extensions depend on whether the suite is committed to an incoming guest. Give us two weeks' notice and we can almost always either extend in place or move your guest to a comparable suite in the same building. Extensions are billed at the original monthly rate for the first extension.

What happens if someone departs early?

The agreement sets a notice period, typically 30 days. Departing earlier than that does not void the notice period, but we do not charge for the remainder of a term beyond it. We will tell you the exact figure before you sign rather than leaving it in a schedule at the back.

Can we swap which employee is staying?

Yes. The agreement sits with the company, not the individual, so changing the named occupant is a matter of updating access and the arrival note. Tell us at least 48 hours ahead so the suite can be cleaned and reset between guests.

How does billing work for a company?

We invoice the company directly on net 30 terms once an account is opened, with a single monthly invoice per suite. Purchase order numbers, cost centres and project codes can be carried on the invoice if your accounts payable process needs them. Credit card is available for shorter or first-time bookings.

Do you hold inventory for a project we have not confirmed yet?

For multi-suite projects, yes, on a short hold with a defined expiry. We will not hold a single suite open indefinitely against a maybe, and we will tell you plainly when a hold is about to lapse rather than quietly releasing it.

Is there someone we can call, or is it a ticketing system?

A named contact in Toronto who knows your account, with an email address and a phone number that reaches a person during business hours. Guests currently staying with us can reach support outside those hours too.
