How booking a Norvale suite works

Four steps, a person at every one, and no instant-book. Most stays go from first inquiry to confirmed in two or three days.

Dates, how many people, roughly which part of the city, and anything that would make or break the stay — a pet, a wheelchair, a partner joining in month two, a car that needs parking.

Individuals use the contact form. Companies, relocation firms and insurers use the corporate inquiry form, which asks a few more questions so we can answer properly the first time.

Two or three suites that genuinely fit, each with an all-in monthly rate for your actual dates and an honest note about what it is less good at. Not a catalogue, and not everything we have.

If nothing we hold is right, we will say so. Sometimes that means suggesting a different neighbourhood, sometimes a different kind of accommodation entirely.

Same day, usually

We send a licence agreement — a defined term, a defined rate, a defined notice period. It is shorter and plainer than a lease and you get it before you pay, not after.

Individuals pay a deposit, typically one month, plus the first month. Corporate accounts on terms are invoiced. We need government photo ID for the named occupant and, for corporate bookings, a purchase order or a signed authorisation.

You arrive

Keys on day one

An arrival note goes out a few days ahead: the address, how to get in, where the wifi password is, which buzzer, where the laundry is and who to call. Check-in is from 3pm, and we can usually accommodate an earlier arrival if the suite was empty the night before.

The suite is cleaned, the bed is made and the wifi is live. Someone from the Toronto team is reachable on the day you land.

Timelines, honestly

A straightforward booking — one suite, dates that are already open, an individual paying by card — takes two to three days from inquiry to confirmed. A corporate account being opened for the first time takes longer, usually a week, because it involves your accounts payable process rather than ours.

Urgent placements are possible. Insurance displacements in particular often need somebody housed within 48 hours, and we can usually do it if a suitable suite is empty. What we will not do is confirm a placement we are not certain we can deliver, because a family who has just lost their home should not be moved twice.

  • Deposit and first month, or an invoicing account in good standing
  • Anything unusual about the stay, told to us early rather than late

We do not run credit checks and we do not ask for Canadian references. Requiring them would exclude exactly the people furnished housing exists to serve.

Cancellation, extension and everything else

Burying these costs more trust than it saves, so they are on the page rather than in a schedule at the back of the agreement.

What documentation do you need?

Government photo ID for the named occupant. For corporate bookings, a purchase order or a signed authorisation from someone able to commit the company. For insurance placements, the claim number and the adjuster's contact details. Nothing else — we do not ask for credit checks or Canadian references, which is precisely why furnished housing works for people who have just arrived.

How much is the deposit and when do I get it back?

Typically the equivalent of one month for individual bookings. It is returned within 14 days of departure, less any deductions, and deductions are itemised with photographs rather than described in general terms. Corporate accounts on invoicing terms often have the deposit waived.

What is the cancellation policy?

Cancelling more than 30 days before arrival returns the deposit in full. Between 30 and 14 days, we retain the equivalent of two weeks. Inside 14 days, we retain the first month, because at that point the suite has been held out of inventory and cannot realistically be re-let. We would rather show you that here than have you find it in a schedule at the back of the agreement.

How do extensions work?

Ask as early as you can. Whether we can extend in place depends on whether the suite is committed to an incoming guest. With two weeks' notice we can nearly always either extend or move you to something comparable in the same building. The first extension is at your original monthly rate.

What if I need to leave early?

The agreement carries a notice period, normally 30 days. Leaving earlier does not void that notice period, but nothing beyond it is charged. We will give you the exact number before you sign so it is never a surprise.

Who do I contact during the stay?

A named contact in Toronto, by phone or email during business hours, with a separate route for guests currently in a suite outside those hours. Maintenance issues get a real person and a real timeline — not a ticket number and silence.
