How extended stays are priced

Nightly accommodation is priced against demand: a room costs more during a conference week and less in February, and the number you see changes by the hour. Extended stays work the other way round. You are quoted a monthly figure for a defined term, it does not move during the stay, and it includes the things that arrive as surprises elsewhere — heat, hydro, water, internet and the cleaning.

The rate also falls as the commitment lengthens, because a longer booking costs us less to turn over. That step-down is published on every suite page rather than reserved for people who think to ask.

Why the 28-night minimum exists

It is not an arbitrary threshold. Toronto's short-term rental rules apply to stays under 28 nights, and operators offering them must register with the City. By setting a firm 28-night floor, Norvale sits entirely outside that regime — which is what allows us to run these as managed housing rather than holiday rentals, and what corporate and insurance clients are checking for when they ask how we are structured.

Practically, it also means the suite you see is the suite you get for the whole stay. Nothing is being turned over between short bookings, nothing is being juggled around a higher-paying weekend, and nobody is being asked to move rooms mid-assignment.

Before you inquire

Can I book for two or three weeks?

No. The minimum stay is 28 nights and there are no exceptions to it. Stays under 28 nights fall under Toronto's short-term rental registration regime, which we operate outside of on purpose. If you need a shorter stay, a hotel or an aparthotel is the right answer and we will say so rather than take the booking.

How is an extended stay priced differently from a nightly rate?

Nightly pricing moves with demand and is quoted per night. Extended stays are quoted as a single monthly figure that includes utilities, wifi and scheduled cleaning, and it steps down as the stay lengthens. A four-month booking has a lower monthly rate than a one-month booking of the same suite.

Is there a lease, or is it more like a booking?

It is a licence agreement rather than a residential tenancy — a defined term, a defined rate and a defined notice period. It is shorter and plainer than a lease, and we send it before you commit rather than at the point of payment.

What deposit is required?

Typically the equivalent of one month, held against damage and returned within 14 days of departure less any deductions, which are itemised with photographs. For corporate accounts on invoicing terms, a deposit is often waived.

Can I extend once I am in?

Usually, and the earlier you ask the better. Whether we can extend in place depends on whether the suite is already committed. With two weeks' notice we can almost always either extend or move you to something comparable in the same building.

Are pets allowed?

Sometimes, and never by assumption. Some suites accept pets and some buildings do not permit them at all. Ask before you book. Arriving with an undeclared pet is the fastest way for a stay to go badly for everyone.
